Life Cycle Cost, simply stated, is the cost not only to build, but also includes the cost to own a residential or business structure, over the active time of the financial terms. Sustainable systems need time to work, time to build value. On day one, sustainable systems are all expense. They have not had the time to start payback. So the Life Cycle Cost Analysis is the method to calculate the ROI of the sustainable systems, over the life of the building.

The MSEC Life Cycle Cost Calculator was designed to handle multiple variables, and to provide a method to determine the value of sustainable components as compared to traditional building methods and consumptive energy systems. It also tracks the utility rates from 1990, to establish a baseline of energy costs.
